The study investigates the impacts of accelerated urbanization, the lack of basic sanitation and inadequate waste disposal practices, which harm water quality, local biodiversity and public health. Through data collection, field analysis and bibliographic review, problems such as pollution, bank erosion and changes in the stream's flora and fauna were identified. The use of the stream for social and economic purposes, such as fishing, updating and basic sanitation, was also evaluated. A survey compared the data collected with previous studies, allowing us to propose technical and environmental solutions for the recovery of the stream, including environmental education actions, sustainable management and integrated urban planning. Urban expansion requires strict control by public organizations, making regularization and issuance of a occupancy permit essential for the proper occupation of spaces and the correct execution of works and engineering services. The Cidade Nova neighborhood, located in the northern part of Manaus, was planned in the 1980s during the government of Professor José Bernardino Lindoso, initially to house 15,000 low-income housing units. However, only 1,800 homes were completed in the first phase, inaugurated on April 23, 1981. Since then, the neighborhood has expanded to include stages I, II, III, IV, and V, becoming the most populous in Manaus. The regularization of properties in Cidade Nova is an ongoing and detailed process that involves the presentation of documents, architectural projects, and obtaining certificates. The Municipal Institute of Urban Planning of Manaus (IMPLURB) considers regularization and occupancy permits essential for issuing the Certificate of Regularization and Occupancy Permit for buildings completed without prior approval and licensing of the architectural project. This study describes the case study of a single-family property that underwent this process, completed in approximately four months, resulting in a 20% increase in value after the issuance of the occupancy permit. During the execution of this work, the stages and challenges faced in the regularization and occupancy permit process were analyzed, with emphasis on the conformity of the building volume with current standards and the absence of frontal setback from the land, as required by Law No. 1.838/2014. The proposed alternatives were also evaluated, such as the applicant's handwritten justification due to socioeconomic limitations, and the CMDU's opinion that verified the possibility of regularizing the property. The results showed that, in addition to legalizing the occupation and use of the space, regularization provides greater security and peace of mind to the owners. The success in obtaining the occupancy permit represents habitability under current legislation and reflects the commitment to sustainable and orderly urban development in the city of Manaus. For future work, we suggest implementing realtime sharing systems between the sectors responsible for analyzing the regularization process, providing guides and teaching manuals, and creating free or low-cost technical and legal assistance programs.
